Who is actually buying in Manama

Bahrain's buyer base is compact: Bahraini and expatriate high-net-worth individuals form the core, alongside cross-border owners from Saudi Arabia's Eastern Province who keep an aircraft in Bahrain and commute across the causeway, the same pattern seen in Bahrain's yachting market. No domestic operator compares in scale to Qatar Executive or Alpha Star, so larger managed-charter fleets and heavy maintenance generally route through Riyadh, Doha or Dubai instead.

That is a specialization, not a weakness. Bahrain Airport Services and a handful of Gulf-wide brokers cover local charter and ground handling well, backed by the Awal Private Terminal's eight private lounges, but plan on using Bahrain as a base while leaning on the wider Gulf's network for anything beyond day-to-day handling. CAA registration and Bahrain's 10% VAT

Civil Aviation Affairs (CAA), under the Ministry of Transportation and Telecommunications (MTT) and headquartered in Hidd, Muharraq, issues licenses, permits and certification covering registration, personnel licensing and operations. Bahrain's aircraft have carried the A9C- nationality mark since 1977. As with Bahraini-owned yachts, higher-value private jets based in Bahrain frequently remain flagged offshore rather than under A9C-, for the same financing and resale reasons seen across the Gulf; verify current practice with CAA before assuming a home-flagged aircraft is the default. Bahrain's standard VAT rate is 10%, raised from 5% in January 2022 and held at 10% in the 2025-26 state budget, which instead raised selective sin taxes and introduced new carbon-emission fees. Duty runs at Bahrain's general customs rate of 5% of CIF value; confirm the exact HS classification for your aircraft, and whether the GCC's civil-aviation exemption used elsewhere in the bloc extends to it, with Bahrain Customs. New rules from May 2026 apply customs duty and 10% VAT to imported parcels over BHD 100, a small but telling sign that Bahrain's National Bureau for Revenue is actively enforcing import taxation. Plan for full duty and VAT scrutiny on a jet import rather than an informal exemption.
